As you go through the model home you may well be awed by all the “bells and whistles”. However. some of them may only be available at an additional cost. If you tour the site and there are no homes being built it may be impossible to see where your home will be in relation to your neighbors. If you use the services of a REALTOR® he or she will be able to explain the offsets, setbacks and easements that could impact a lot negatively and help you make a wise decision. You certainly want to maximize your use of the lot and also have it be attractive to a buyer when you sell the home.
Resale Homes
As you can imagine resale homes come in a wide range of condition, decor and improvements (or lack of). The only thing certain is their location.
You and your REALTOR® can sit in the office, read the remarks and view the photos (both of which are the work of the listing agent), but the only way to decide which one of them is your choice is to tour the homes.
A professional home inspector will advise you as to a home’s current condition as well as near term and long term requirements. However, it is the REALTOR® who can recommend which changes will impact on the future marketability of the home. Most experienced agents will also be able to give you the names of several reputable, licensed contractors
