Want Top Dollar for Your Home? Hire a Real Estate Pro

A quick Google search is all it takes to discover hundreds of new recipes, do-it-yourself projects, and tips about how to stage your home. With so much information available online, especially about the home selling process, many homeowners start to wonder whether it’s faster and more cost-efficient to sell their own homes rather than hiring a real estate agent to do it for them. (Spoiler alert: It’s not.)

Sold sign in front of single-family houseMaybe you’re just now thinking about selling your home. All those HGTV shows and helpful articles make it look so easy — how hard could it be to sell your home yourself? Or maybe you’re already elbows deep into selling For Sale By Owner and are thinking, this isn’t so bad.

A helpful tip when considering whether to skip right over hiring an agent: Just because you can do something yourself doesn’t mean that you should, especially when it comes to selling a home.

So what makes a real estate agent so invaluable?

What Does a Real Estate Agent Do, Anyway?

Everything from preparing paperwork to negotiating the price and terms — you name it, a real estate agent does it. But what many home sellers forget is that a real estate agent’s job is a lot of behind-the-scenes work.

contract to purchase a homeWhen you hire a real estate professional, you’re not only benefiting from the agent’s intimate knowledge of what’s happening in the local housing market, you’re also working with a licensed professional who is legally bound to work in your best interests. A few essential elements of their job include:

  • Researching recent comparable sales to determine the best price for your home
  • Spending their own time and money to market your listing
  • Promoting your home through their network of contacts and the Multiple Listing Service (MLS)
  • Coordinating showing appointments and open houses on your behalf
  • Responding quickly to inquiries about your property
  • Writing counteroffers and filling out required disclosures
  • Doing everything they can to help you achieve your goals

Isn’t It Cheaper to Sell My Home Myself?

Commission — a percentage of the sale proceeds that goes to the real estate agents involved in the transaction — is a major factor in the decision to go FSBO (For Sale By Owner) or hire a real estate pro. Working without a real estate agent will certainly save you a few thousand dollars on commission, but there’s a catch.

If You Go Down the FSBO Road

If you decide to go FSBO, you won’t save as much money as you think. You might not even save money at all.

Sign that says For Sale By OwnerYou will have to spend your own time and money to invest in quality photography for your listing, purchase marketing materials (and not just a For Sale By Owner sign), carefully research which home improvements will bring you the most bang for your buck, and list your home on the MLS, just to name a few.

This all assumes that you price your property correctly, manage to entice more than a couple of buyers with your marketing efforts, investigate whether interested buyers are actually qualified to purchase your home, make all the right repairs so no red flags surface during the home inspection, and don’t make a costly mistake involving disclosure forms or the contract!

If You Work with a Real Estate Agent

Since real estate agents are licensed professionals, they are experts at handling all the details of your transaction. They will help you avoid costly mistakes, negotiate the best price and terms for your property, and ensure that it sells for top dollar.

At the end of the day, working with a real estate agent instead of going FSBO will save you time, money, and headaches.

Okay, I’m Convinced — What Do I Do Next?

If your goal is to sell your home quickly and for top dollar, we can help. We’re more than happy to share our wealth of home selling resources, including staging tips and a home evaluation. Let’s talk about your plans.

US Housing Market Well Positioned for Busy Summer Home Buying Season

home buying 20The summer months should be a quite busy home buying season for home buyers, sellers and real estate agents alike!

As we head into July, real estate analysts are saying that the national housing market is poised for a successful (and busy!) summer home buying market.

Several factors are at play, experts say, including low housing inventory, pent up demand and increasingly optimistic sellers.

One thing’s for sure: The next few months should be very interesting from a national housing market perspective!

What Every Buyer and Seller Should Know About 2015 Home Buying Market Activity

According to the latest sales figures released by the National Association of Realtors, sales of previously owned homes increased in March by the most in four years.

In fact, purchases increased 6.1 percent to a 5.19 million annualized rate, which is the highest level it’s been since September 2013.

On average, homes were being purchased in 52 days on average, which is the fastest sales rate the country has seen since July.

Here are some more highlights from the latest home buying data report:

  • The share of first-time buyers increased slightly while distressed properties made up a smaller part of the market
  • The number of homes for sale increased in March for a second month.
  • In fact, that gain was the biggest since December 2010.
  • Figures from the Mortgage Bankers Association showed that the group’s index of purchase applications increased in recent weeks to the highest level since June 2013.
  • The Standard & Poor’s 500 Index increased 0.5 percent to 2,107.96 recently, which is within 12 points of a record high.
  • More sellers expressed confidence about buyers entering the market as the weather warms, further helping to increase the supply of properties for sale.
  • In fact, the number of existing properties for sale increased 5.3 percent to 2 million in March from a month earlier.
  • And sellers’ instincts about buyer interests appear to be spot on. For instance, 40 percent of homes sold in March were on the market for less than a month.
  • The median price of an existing home jumped 7.8 percent from March 2014 to March 2015, to $212,100. That’s the most since February 2014.
  • Meanwhile, the cost of a purchased house was 5.4 percent higher in February from the same time last year, which is tied with May 2014 for the biggest gain.
  • Purchases increased in all four U.S. regions, led by a 10.1 percent increase in the Midwest. They were up 6.9 percent in the Northeast, 6.3 percent in the West and 3.8 percent in the South.
  • Sales of single-family homes rose 5.5 percent to an annual rate of 4.59 million, which is the most it’s been since August 2013.
  • Meanwhile, closings on multifamily properties (including condominiums) increased 11.1 percent.
  • Purchases of distressed properties represented 10 percent of the total, which is down from 11 percent in February.
  • Also, the average rate for a 30-year fixed mortgage was 3.67 percent recently. The rate was 3.59 percent in February, which was the lowest in almost two years.

One Small Concern is On the Minds of Experts

Experts did express concerns about how fast home prices were rising, which they credited in part to low housing inventory. Thus, economists said the best way to fix that is to increase the supply of homes for sale on the market.
It will be interesting to see if enough sellers enter the market in the next couple of months to temper those price increases.

We’re Your Real Estate Market Experts!

We hope you have found the information above as insightful and encouraging as we did. Seeing the national housing market recover is definitely a welcome sight!

Please check back here soon for more updates on the state of the housing market. We’re confident that having this knowledge will help you make savvier decisions as a buyer or seller.

Curb Appeal Is Important, But It’s Not A Buyer’s First Impression

Curb Appeal

Before the internet a buyer’s first impression of your home came as they were driven up to it in a Realtor’s car.  Curb Appeal is still an important part of “putting your best foot forward” – it is no longer the star attraction.

Today, a buyer may see the front, rear and interior of your home before they make contact with a Realtor to assist them with their home purchase.

According to the “2014 Home Buyer Profile”  published by the National Association of Realtors®

  • For 43 percent of home buyers, the first step in the home-buying process was looking online for properties and 12 percent of home buyers first looked online for information about the home buying process.
  • Ninety-two percent of buyers use the internet in someway in their home search process and 50 percent of buyers use a mobile website or application in their home.

Without a doubt, a buyer’s first impression of your home is developed online long before they select a real estate agent to assist them in a home purchase.  Very few people drive around a subdivision looking for homes with For Sale signs.

Curb Appeal Starts When You Select A Realtor To Market Your Home.

Multiple Listing Photos   The area MLS allows 30 photos of your home’s exterior and interior to be entered along with the vital statistics and remarks about your home’s unique features

  • There are several vendors who specialize in real estate photography of the exterior and interior of your home as well as the surrounding area .  My fee includes the photographer’s services.  See my listing at 10810 Peninsula Court in Manassas  and click on the camera logo or the logo at the left or the slide show link to its’ right – the home was large enough to accept 29 photos without area photos.  The photographer edits the photos to maximize their appearance on the internet.

Staging Servicecurb appeal

  •  You and your family has the home arranged to suit your lifestyle and comfort.  That’s fine, but it may not maximize your home’s online appearance.  My service includes consultation of a professional home staging professional

Internet Marketing and Syndication

  • Custom website designed for the internet showcase your home and its’ features..  Subscribing to a service that syndicates the flyer to a multitude of search engines and real estate firms in addition to RE/MAX maximizes the exposure..  See the vacant condominium at 830 Belmont Bay Drive
along the shore of the Occoquan River

Online Flyers Emailed To 900 Prince William County Real Estate Agents

  • New listings go on the market every day, but I send a descriptive flyer with photos and links to your listing to 900 local Realtors® to put your home ahead of the competition.  Check out 2227 Mary Baldwin Drive

Keep Your Home Open 24/7 With No Inconvenience Using A QR Codecurb appeal

  • I add a rider to my sign with a QR Code that links to a description and slide show of your home.  People driving by use their cell phone to scan the QR Code rider for 9634 Shannon Lane in Manassas.

The Post Office Is A Major Marketing Resource

  • Approximately 500 postcards will be mailed to homes in your postal carrier’s route.  There will be color photos and description on both sides.  They don’t even have to be addressed – it’s part of the USPS Every Door Direct Mail® program that has a piece of mail delivered to every home in your carrier’s route.  Most carrier routes have at least 500 mailboxes

The Spring Home Buying Season Is Now Underway

Home Buying Season

The Spring Home Buying Season is the time of year that has home buyers and home sellers alike excited!

For buyers, it’s a great time to purchase a home because the school year is coming to an end and residents have all summer to move before it’s back in session. For sellers, it’s a great chance to reach a lot of home buyers as they navigate the market searching for their dream home.

In preparation for the spring home buying season, we wanted to share with you some tips on how you can shop smart as a home buyer.

4 Home Buying Season Tips

Don’t just rely on the Internet for your home searches.

While you can certainly find a treasure trove of information on the Internet, it’s not the only way to find your dream home. In addition to searching real estate websites, you might consider calling your real estate agent and also getting out and canvassing homes for sale the old fashioned way.

After all, Internet pictures and listing information only tell part of the story. For full context, you need to view the home in person. And don’t hesitate, either! This year’s Spring home buying season is expected to be particularly competitive and so you want to make sure you get to that home before other buyers do.

Learn about current market values and trend.

Obviously, every market is going to be slightly different and so it behooves you to learn about our local housing markets specific trends.

Let’s consider the recent Case-Shiller 2014 home price index, which shows you how much of a difference there can be among major markets. In that report, San Francisco saw the largest annual regional gain at 9.3 percent. Meanwhile, other major markets like New York, Chicago and Washington DC saw less than 2 percent.  Even so, that level of increase can decrease the loan amount you can obtain and make your home search more difficult

A qualified and experienced agent can talk with you about current trends and how they impact you during the 2015 home buying season

Lock in your mortgage as soon as possible

These near-historic lows won’t be around forever. Therefore, you need to make loan application before looking at any homes to establish a price range.  Loan  pre-approval strengthens your position when you make an offer on a specific property.  Then, make sure you get a good mortgage rate as soon as you are under contract for a home. By doing so, you ensure that your monthly mortgage will be reasonable for you. And in some cases, you may qualify for a larger or more expensive home thanks to low mortgage rates.

Here’s another reason to get a mortgage now: In January, the Federal Housing Authority (which backs loans for borrowers who make modest down payments), lowered the annual insurance premium it requires from 1.35 percent of a home loan to just 0.85 percent. This is going to be a competitive spring home buying season. In other words, you may face a bidding war. To prepare, consider ways that you can sway the seller in your favor.

  • Consider flexibility in a settlement date that would be more attractive to the seller
  • Offering list price will enable the seller to say, “we got our price.  However, do not waive the appraisal process, unless you can and are willing to pay cash above the appraisal. The maximum you can borrow is based on the appraised value, not the purchase price
  • Reducing or eliminating a request for closing cost assistance by the seller will increase the seller’s net price
