(Spoiler alert: It’s not.)

Everything from preparing paperwork to negotiating the price and terms — you name it, a real estate agent does it. But what many home sellers forget is that a real estate agent’s job is a lot of behind-the-scenes work.

A few essential elements of their job include:

  • Researching recent comparable sales to determine the best price for your home
  • Spending their own time and money to market your listing
  • Promoting your home through their network of contacts and the Multiple Listing Service (MLS)
  • Coordinating showing appointments and open houses on your behalf
  • Responding quickly to inquiries about your property
  • Writing counteroffers and filling out required disclosures
  • Doing everything they can to help you achieve your goals

Isn’t It Cheaper to Sell My Home Myself?

Commission — a percentage of the sale proceeds that goes to the real estate agents involved in the transaction — is a major factor in the decision to go FSBO (For Sale By Owner) or hire a real estate pro. Working without a real estate agent will certainly save you a few thousand dollars on commission, but there’s a catch.

If You Go Down the FSBO Road

If you decide to go FSBO, you won’t save as much money as you think. You might not even save money at all.

This all assumes that you price your property correctly, manage to entice more than a couple of buyers with your marketing efforts, investigate whether interested buyers are actually qualified to purchase your home, make all the right repairs so no red flags surface during the home inspection, and don’t make a costly mistake involving disclosure forms or the contract!

If You Work with a Real Estate Agent

Since real estate agents are licensed professionals, they are experts at handling all the details of your transaction. They will help you avoid costly mistakes, negotiate the best price and terms for your property, and ensure that it sells for top dollar.

At the end of the day, working with a real estate agent instead of going FSBO will save you time, money, and headaches.

New Home Sales and New Housing Starts Surge

new home salesRegardless of whether you’re navigating the new home sales market or the new construction market, you’ve likely heard some great news over the last few weeks.

That’s because both sectors of the national housing market have made gains recently, according to media reports.

If you’re planning on entering the market anytime soon as a buyer or seller, we recommend you continue reading to learn more about the latest trends on the housing market.

A Closer Look at US Single-Family Housing Starts

According to a recent Reuters article, groundbreaking for U.S. single-family homes increased to its highest level in more than 6 years in December.

Experts say that this, coupled with a huge jump in permits, hints at a recovering housing market.

Here’s what national data revealed about single-family housing starts:

  • Single-family housing starts jumped 7.2 percent to a seasonally adjusted annual pace of 728,000-units.
  • That figure is the highest level it’s been since March 2008.
  • The jump in housing starts offset a 0.8 percent fall in groundbreaking for the multi-family homes segment.
  • These two factors combined lifted overall housing starts 4.4 percent to a 1.09 million-unit rate last month.
  • It should be noted that Wall Street had forecast starts rising to a 1.04 million-unit pace.
  • For all of 2014, groundbreaking increased 8.8 percent to 1.01 million units, the highest since 2007.
  • Single-family housing starts in 2014 were also the highest in seven years.
  • Single-family permits increased 4.5 percent to their highest level since January 2008.

Equally Positive Signs Seen For New Home Sales

Meanwhile, sales of new homes also showed signs of growth in recent months.

Here’s what Reuters recently reported about this subsection of the market:

  • Sales increased 11.6 percent to a seasonally adjusted annual rate of 481,000 units.
  • New home sales, which make up roughly 8 percent of the housing market, saw a total of 435,000 homes sold compared with 429,000 in 2013.

2014 Manassas 20112 Real Estate Report Says, “Time To Buy”

 

Manassas 20112Manassas 20112 is neither an incorporated city nor town.  It is a postal address in Prince William County.  However, it does abut the City of Manassas at the Prince William Parkway as far as Hoadly Road.  Its’ southern border generally is along State Route 234.

While there are exceptions (Ashland) many of the homes are on 1+ acre wooded lots with well and septic.  Some have HOAs and others do not.  Additionally, there are very few town homes in Manassas 20112

Yes, It’s Time To Buy A Home In Prince William County

buy a homeWhy buy a home now?  Inventory is above 2014 levels and homes sold are below 2014 levels.  Buyers can feel more comfortable about navigating the market thanks to interest rate stabilization and easier  mortgage rules, according to a recent article by Reuters.

This is fantastic news for the overall health of the Prince William County real estate market.  Iit suggests that the local real estate market is likely to become more stable over time.

Trends That Prince William Home Buyers Should Be Aware Of

According to the recent Reuters article, new home builders D.R. Horton Inc and Toll Brothers Inc. are seeing jumps in home buyer demand.

And they’re not the only ones.

In fact, new home builders everywhere are reporting improved home buyer enthusiasm, which has been a great relief to many of the companies after an underwhelming spring home selling season.

Traditionally, that signals that pre-owned home sales will benefit from overall market stability.

Here’s what else the Prince William County home buyer should know about recent trends in the housing market:

  • Interest rates decreased in October to their lowest levels since June 2013
  • In fact, these interest rates are still considered to be at historic lows.
  • The Dow Jones U.S. home construction index increased about 4 percent this year so far. And this increase came after the index already doubled between January 2012 and January 2014.
  • Meanwhile, new proposed rules will allow buyers to buy a home with down payments as low as 3 percent.

The proposed rules are great news for first-time home buyers, who are a key part of any housing market recovery. In fact, some experts believe that the housing market recovery will speed up as soon as more first-time home buyers enter the market.
