A quick Google search is all it takes to discover hundreds of new recipes, do-it-yourself projects, and tips about how to stage your home. With so much information available online, especially about the home selling process, many homeowners start to wonder whether it’s faster and more cost-efficient to sell their own homes rather than hiring a real estate agent to do it for them. (Spoiler alert: It’s not.)

Commission — a percentage of the sale proceeds that goes to the real estate agents involved in the transaction — is a major factor in the decision to go FSBO (For Sale By Owner) or hire a real estate pro. Working without a real estate agent will certainly save you a few thousand dollars on commission, but there’s a catch.

If you decide to go FSBO, you won’t save as much money as you think. You might not even save money at all.

This all assumes that you price your property correctly, manage to entice more than a couple of buyers with your marketing efforts, investigate whether interested buyers are actually qualified to purchase your home, make all the right repairs so no red flags surface during the home inspection, and don’t make a costly mistake involving disclosure forms or the contract!

Since real estate agents are licensed professionals, they are experts at handling all the details of your transaction. They will help you avoid costly mistakes, negotiate the best price and terms for your property, and ensure that it sells for top dollar.

Fixer Upper Or Rehab – Which Should You Buy?

Fixer Upper

is a home that is structurally sound and only needs some cosmetic changes to bring it up in value. This can include paint, new carpeting or refinished floors. It also can include non-essentials like updated kitchen cabinets or lighting fixtures—essentially things you can do yourself, if you’re handy, that won’t require a lot of heavy lifting.

is a project that is a lot more than that and can include everything from roof replacements to repairing water damage and replacing electrical components.

 

The Differences

Somewhere between the two is changing the structural layout of the home to be more open, which likely involves contractor work and permitting but won’t make the house leak or catch on fire if it doesn’t get done.

Perhaps the best way to understand it is this: if you can live in the home safely and comfortably while you’re doing work, chances are it’s a little fixer job, not a full scale rehab. If you will have to go to great strides to inhabit a property before it’s more than halfway finished, it’s leaning towards a rehab.

Risks And Rewards

All of this goes to say that when you buy a home with the anticipation of doing work on it, there are risks and rewards associated with each. While the term fixer upper is pretty widely applied to homes that need renovation before they will be up to snuff for most buyers, the difference between something that needs a couple touches and something that needs its foundation redone is huge. The closer you tread towards the rehab side of the equation, the more risk and potential for expense comes with it (remember that Tom Hanks movie the “The Money Pit”?) When you’re shopping for any home, you should hire a professional inspector to come through and examine your property, and they should be able to give you an idea of what types of things may be wrong with your investment before you buy.

There are benefits that come with buying a home that needs a lot of work however, and if you’re ready for the labor involved you can quickly grow an investment. Getting a home that requires repair opens you up to a less competitive, less expensive market with unique funding options (including mortgages that estimate and fund repairs as part of the principal). It can also mean rates, stolen copper, and unexpected outcomes. Rehabbing a property that you buy for, say, $60,000 in a neighborhood where homes regularly sell for $120,000 or $140,000 is a great deal, so long as you can get everything repaired for under $30,000 or $40,000. Not only will the home jump up in value by a great margin as it gets up to speed with surrounding homes, but it will appreciate regularly in value over time with the market and inflation, adding to your profit if you choose to hold onto it (either to live in or as a rental property).

When it comes to choosing a project house, should you go with something light or go the full rehab route? First, consider your expectations. Once you know what your resources and level of commitment look like, you can start looking for the property that best fits your investment strategy

Today, we’re going to share four things that every home buyer should know about a home  appraisal.

As you might already know, summertime is a very busy time for real estate agents since so many home buyers decide to enter the market during this time of year.

What Is A Home Appraisal and Why Is It Important?

A home appraisal is the valuation of a property by the estimate of an authorized person.

These are particularly important for those who will be taking out a loan on their next home.

And unless you’re independently wealthy (or have been successful in building a sizeable savings account), you will more than likely end up requesting a loan.

When you ask for that loan, banks reference your home appraisal as a way of deciding how much to give you. That’s why appraisals are so important.

Consider this example: Let’s say you make a purchase offer on a home for $420,000. You need a loan for exactly that amount.

However, when the home  appraisal comes back, it says the home is worth only $300,000 – and the bank isn’t willing to give you a penny more.

This means that you’re faced with a $20,000 budget gap. And that’s enough to kill many a real estate deal.

But Don’t Worry – We Can Help!

Here is some valuable information on home appraisal that may help you avoid unfortunate situations like the one above:

Appraisers must meet certain criteria first. According to the Appraisal Institute, a qualified appraiser should be licensed or certified and also should be familiar with the local area. What’s more, federal regulations stipulate that the appraiser must be impartial and have no direct or indirect interest in the transaction. Fannie Mae even requires that appraisers certify that they have experience appraising similar properties in the same area.

Home Appraisal values are influenced by a number of factors. For instance, appraisers will consider recent sales of similar properties as well as current market trends. They’ll also factor in such things as the home’s amenities, number of bedrooms, floor plan functionality and more.

Appraisers are required to do a complete visual inspection of the interior and exterior of the home. During this time, they’re also required to note any conditions that may adversely impact the property’s value. This may include needed repairs.

Generally speaking, appraisers use Fannie Mae’s Uniform Residential Appraisal Report for single-family homes. This report asks the appraiser a number of questions, including what the home’s interior and exterior look like, what neighborhood it’s located in and what nearby comparable sales there are. Other parts of the report include: a street map showing the appraised property, an exterior building sketch, an explanation of how the square footage was calculated, and photos of the home. After providing all of this information, the appraiser offers an analysis and conclusions about the property’s value based on this information.

US Housing Market Well Positioned for Busy Summer Home Buying Season

home buying 20The summer months should be a quite busy home buying season for home buyers, sellers and real estate agents alike!

As we head into July, real estate analysts are saying that the national housing market is poised for a successful (and busy!) summer home buying market.

Several factors are at play, experts say, including low housing inventory, pent up demand and increasingly optimistic sellers.

One thing’s for sure: The next few months should be very interesting from a national housing market perspective!

What Every Buyer and Seller Should Know About 2015 Home Buying Market Activity

According to the latest sales figures released by the National Association of Realtors, sales of previously owned homes increased in March by the most in four years.

In fact, purchases increased 6.1 percent to a 5.19 million annualized rate, which is the highest level it’s been since September 2013.

On average, homes were being purchased in 52 days on average, which is the fastest sales rate the country has seen since July.

Here are some more highlights from the latest home buying data report:

  • The share of first-time buyers increased slightly while distressed properties made up a smaller part of the market
  • The number of homes for sale increased in March for a second month.
  • In fact, that gain was the biggest since December 2010.
  • Figures from the Mortgage Bankers Association showed that the group’s index of purchase applications increased in recent weeks to the highest level since June 2013.
  • The Standard & Poor’s 500 Index increased 0.5 percent to 2,107.96 recently, which is within 12 points of a record high.
  • More sellers expressed confidence about buyers entering the market as the weather warms, further helping to increase the supply of properties for sale.
  • In fact, the number of existing properties for sale increased 5.3 percent to 2 million in March from a month earlier.
  • And sellers’ instincts about buyer interests appear to be spot on. For instance, 40 percent of homes sold in March were on the market for less than a month.
  • The median price of an existing home jumped 7.8 percent from March 2014 to March 2015, to $212,100. That’s the most since February 2014.
  • Meanwhile, the cost of a purchased house was 5.4 percent higher in February from the same time last year, which is tied with May 2014 for the biggest gain.
  • Purchases increased in all four U.S. regions, led by a 10.1 percent increase in the Midwest. They were up 6.9 percent in the Northeast, 6.3 percent in the West and 3.8 percent in the South.
  • Sales of single-family homes rose 5.5 percent to an annual rate of 4.59 million, which is the most it’s been since August 2013.
  • Meanwhile, closings on multifamily properties (including condominiums) increased 11.1 percent.
  • Purchases of distressed properties represented 10 percent of the total, which is down from 11 percent in February.
  • Also, the average rate for a 30-year fixed mortgage was 3.67 percent recently. The rate was 3.59 percent in February, which was the lowest in almost two years.

One Small Concern is On the Minds of Experts

Experts did express concerns about how fast home prices were rising, which they credited in part to low housing inventory. Thus, economists said the best way to fix that is to increase the supply of homes for sale on the market.
It will be interesting to see if enough sellers enter the market in the next couple of months to temper those price increases.

Manassas 20112Manassas 20112 is neither an incorporated city nor town.  It is a postal address in Prince William County.  However, it does abut the City of Manassas at the Prince William Parkway as far as Hoadly Road.  Its’ southern border generally is along State Route 234.

While there are exceptions (Ashland) many of the homes are on 1+ acre wooded lots with well and septic.  Some have HOAs and others do not.  Additionally, there are very few town homes in Manassas 20112

Woodbridge 22193 real estateWoodbridge VA 22193 is not an incorporated town or city, but is a postal location in Prince William County.  There are three zip codes for homes or businesses in Woodbridge.  They are 22191, 22192 and 22193.

Dale City is the oldest  and certainly  largest subdivision in Woodbridge VA 22193.  It was started by Cecil Hylton at the end of World War II and now has more than 70,000 residents.  There are newer subdivisions such as Eagles Pointe, Winding Creek and Saratoga Hunt as well as Hope Hill Crossing which is still being developed.

It’s Time to Buy Woodbridge 22193 Real Estate

  • It is readily apparent the Woodbridge VA 22193 real estate inventory has been above 2013 levels for the past six months.  It applies to detached homes, town homes and condominiums.
  •  A decline in units sold since September indicate the Woodbridge 22193 real estate market has definitely slowed
  • .The average sold price of Woodbridge 22193 real estate has remained stable for the past six months with reasonable price increases
  • Buyers have many more homes from which to choose, sellers have not withdrawn their homes from the market and prices are stable.  Pn my opinion, all three of these conditions seem to Woodbridge 22193 real estate is a safe investment opprtunity

Woodbridge 22192 is neither an incorporated town nor city.  It is a postal locator in eastern Prince William County.  It is located on the western side of I-95 and borders the 2,100 acre Occoquan Reservoir.  It has easy access to commuter rail and bus as well as carpools on I-95

The four largest subdivisions are

All four subdivisions have their own pools and tennis courts.  Additionally, there are two public golf courses and a year round public rec center.

Why It’s Time To Buy Woodbridge 22192 Real Estate

  • Inventory levels for both detached homes and town home are higher than in 2013.  However, Woodbridge 22192 real estate buyers will note the level of increase  has declined since September
  • Number of Homes Sold is considerably lower compared to 2013 for both home types.  However, in November the number of town homes sold was higher than 2013 while detached home sales were identical to 2013;  Woodbridge 22192 real estate buyers shuld note we now have two reports indicating market strength
  • Average Sold Price remains strong for town homes with decreases recently for detached homes.
  • With the exception of average sold prices for detached homes all of the factors indicate market stability,  In my opinion, Woodbridge 22192 real estate buyers can enter the market with confidence

Manassas 20112 is neither an incorporated city nor town.  It is a postal address in Prince William County.  However, it does abut the City of Manassas at the Prince William Parkway as far as Hoadly Road.  Its’ southern border generally is along State Route 234.

Ashland Manassas 20112 is the largest planned subdivision in Manassas 20112

While there are exceptions (Ashland) many of the homes are on 1+ acre wooded lots with well and septic.  Some have HOAs and others do not.  Additionally, there are very few town homes in Manassas 20112
