If you decide to go FSBO, you won’t save as much money as you think. You might not even save money at all.

This all assumes that you price your property correctly, manage to entice more than a couple of buyers with your marketing efforts, investigate whether interested buyers are actually qualified to purchase your home, make all the right repairs so no red flags surface during the home inspection, and don’t make a costly mistake involving disclosure forms or the contract!

These 6 Simple Tricks Make Moving Surprisingly Effortless

two people packing cardboard boxesLet’s face it, moving to a new home is no picnic. Moving day will be here before you know it, and you feel like there’s no way on Earth you can sort through all of your belongings and pack your entire life into a moving truck in time.

We know how stressful a move from one home to another can be, so we wanted to share a few helpful moving tips to make it a much easier experience.

Create a To-Do List and Pin It to Your Wall

You probably won’t remember everything you have to do in the chaos of researching moving companies, calling your insurance provider, and closing on your new home. So before you start the bulk of cleaning and decluttering, take a few minutes to compile a detailed list of the tasks you will need to complete, no matter how small. These tasks can include:

  • transferring your homeowners insurance to your new address
  • compiling a list of your emergency contacts
  • labeling your moving boxes
  • fixing a squeaky door hinge
  • meeting with friends for coffee before you leave

If it helps you stay organized, categorize your tasks by room, deadline, or importance. As you’re completing all your to-dos, make sure you check them off your list as you go. It will help you see how far you’re come in accomplishing such a gargantuan goal.

Declutter Your Home Room by Room

a person moving a stack of boxesThe less stuff you have, the less stuff you have to pack. But as we all know, one of the biggest hurdles to moving is sorting through all of your belongings and deciding which ones you won’t be taking to your new home.

If decluttering your entire home seems overwhelming, don’t panic. Start small: Instead of trying to tackle the entire project in one weekend, spend an hour or two on just one room. Create three piles: Keep, Donate, and Trash. Go through your closets, bedrooms, and other hot spots first, then move on to the rest of your home.

Remember, you can always buy books, kitchen gadgets, and other things after you move. If you have a few sentimental items you’re having a hard time getting rid of, ask a friend or neighbor for objective feedback.

Host a Yard Sale or Moving Sale

Once you’ve sorted through most of your home, host a yard sale and set out items that you planned on giving away. Sell anything that you can that day, and anything that’s left over you can donate to charity or a local thrift store.

Get Creative with Your Packing

After you’ve packed your bulky appliances and decorative pieces, you can fill in the spaces with smaller items to act as extra cushioning and save a bit of space in the process.

Another way you can get creative with your packing is by stacking items vertically instead of horizontally. Instead of laying down dishes, bowls, plates, and other fragile items in a box, stack them upright and cushion them with socks and towels. This will prevent your glass items from shifting around during the move.

Use Cling Wrap Where You Least Expect It

Worried about bottles of shampoo, soap, lotion, or other liquids spilling out on the journey? Cling wrap is a surprisingly effective seal. Remove the tops of bottles and cover the openings with a bit of cling wrap, then twist the caps back on.

Cling wrap is also easier to remove than tape. If you have clothes and jewelry packed away in drawers, surround the drawers with a thick layer of cling wrap. It’s easy to remove, and you won’t have a sticky mess to clean up later!

Create an “Open Me First” Box

After your move, unpacking can be just as stressful as packing. To avoid digging through countless boxes just to find coffee or toilet paper, create a box of the essentials and place it on the moving truck last. Here are a few items you should consider packing in this box:

  • instant coffee or tea bags
  • a first aid kit
  • tools like box cutters and screwdrivers
  • toilet paper
  • soap, shampoo, and lotion

The First Time Buyer Said, “No HOA”. Their Reason Was Valid

No HOA

“No HOA” is a fairly common buyer request, most especially by tradesman and business owners with trucks.  Their equipment can be parked at home without violating HOA regulations.  Recently, I drove by the home at the right and it jogged my memory about a situation I encountered several years ago.

I was showing homes to a first time buyer couple. They had told me they preferred homes where there was no HOA that required monthly fees

  • Since they were moving from a small apartment they wanted that money to help furnish their first home
  • He was a tradesman and brought his company panel truck home each night

I drove up to a little Cape Cod with dormers, picket fence with roses, fireplace and an American flag. The Woodbridge Home No HOAinterior was quaint with lots of cute nooks and crannies plus a built-in corner hutch in the dining room.  I knew they had fallen in love with it – they were holding hands as they took the tour

 

I suggested we  tour the neighborhood to “get a feel” for it. Of course, they commented on the  “cosmetic and physically challenged” homes a few blocks away.
No HOA

After all

  • the lack of an HOA set up the conditions for derelict houses in the subdivision
  • one of the neat houses within eyesight of the home they were interested in could go “rogue”

There are many reasons people may prefer  a home without an HOA.  However, these were first time buyers with no experience.  They were looking to me for direction in light of the fact they had what they perceived as strict unchangeable requirements

No HOA I suggested they consider a garage town home in a small community with limited amenities meaning lower HOA fees. This Woodbridge town home was within their price parameter including the HOA fee and the truck spends the night in the garage eliminating any HOA rule violation.  Of Course, I am anticipating a growing family and my next challenge with this couple

The Spring Home Buying Season is the time of year that has home buyers and home sellers alike excited!

For buyers, it’s a great time to purchase a home because the school year is coming to an end and residents have all summer to move before it’s back in session. For sellers, it’s a great chance to reach a lot of home buyers as they navigate the market searching for their dream home.

In preparation for the spring home buying season, we wanted to share with you some tips on how you can shop smart as a home buyer.

 

4 Home Buying Season Tips

 

Don’t just rely on the Internet for your home searches.

While you can certainly find a treasure trove of information on the Internet, it’s not the only way to find your dream home. In addition to searching real estate websites, you might consider calling your real estate agent and also getting out and canvassing homes for sale the old fashioned way.

After all, Internet pictures and listing information only tell part of the story. For full context, you need to view the home in person. And don’t hesitate, either! This year’s Spring home buying season is expected to be particularly competitive and so you want to make sure you get to that home before other buyers do.

Learn about current market values and trend.

Obviously, every market is going to be slightly different and so it behooves you to learn about our local housing markets specific trends.

Let’s consider the recent Case-Shiller 2014 home price index, which shows you how much of a difference there can be among major markets. In that report, San Francisco saw the largest annual regional gain at 9.3 percent. Meanwhile, other major markets like New York, Chicago and Washington DC saw less than 2 percent.  Even so, that level of increase can decrease the loan amount you can obtain and make your home search more difficult

Lock in your mortgage as soon as possible

These near-historic lows won’t be around forever. Therefore, you need to make loan application before looking at any homes to establish a price range.  Loan  pre-approval strengthens your position when you make an offer on a specific property.  Then, make sure you get a good mortgage rate as soon as you are under contract for a home. By doing so, you ensure that your monthly mortgage will be reasonable for you. And in some cases, you may qualify for a larger or more expensive home thanks to low mortgage rates.

Here’s another reason to get a mortgage now: In January, the Federal Housing Authority (which backs loans for borrowers who make modest down payments), lowered the annual insurance premium it requires from 1.35 percent of a home loan to just 0.85 percent. All told, the Housing Department estimates that will save FHA homeowners roughly $900 a year.

Keep “Sweeten-the-Deals” Strategies in Your Back Pocket.

This is going to be a competitive spring home buying season. In other words, you may face a bidding war. To prepare, consider ways that you can sway the seller in your favor.

  • Consider flexibility in a settlement date that would be more attractive to the seller
  • Offering list price will enable the seller to say, “we got our price.  However, do not waive the appraisal process, unless you can and are willing to pay cash above the appraisal. The maximum you can borrow is based on the appraised value, not the purchase price
  • Reducing or eliminating a request for closing cost assistance by the seller will increase the seller’s net price

The National Real Estate Market Shows Positive Signs of Growth

real estate marketThings are certainly looking up on the national real estate market! According to a recent report from the national Standard & Poor’s/Case-Shiller Home Price Index, home prices increased during the month of January despite cooling home sales.

Experts believe that a tightening inventory helped to spur the rise in home prices.

This is important information for home sellers as it will help determine their home selling strategy on the local housing market. So continue reading to learn more!

What National Home Sellers Should Know About the Real Estate Market

Here are the highlights of the most recent report from Standard & Poor’s/Case-Shiller Home Price Index:

  • National home prices increased 4.6 percent year over year in December, bolstered by increased of 9.3 percent in San Francisco and 8.4 percent in Miami.
  • Home prices in Chicago increased 1.3 percent year-over-year while Cleveland and Washington saw price gains of 1.5 percent.
  • Here are some additional cities mentioned in the real estate market report, including their year-over-year index change:

Atlanta: 5.1

Boston: 3.8

Chicago: 1.3

Cleveland: 1.5

Dallas: 7.5

Denver: 8.1

Detroit: 2.8

Las Vegas: 6.9

Los Angeles: 5.5

Miami: 8.4

New York: 1.9

San Francisco: 9.3

Washington: 1.5

  • Meanwhile, experts described how regional housing indicators in the south and west were generally positive while the harsh winter continued to hold back home sales in the Northeast and Midwest.
  • Specifically, existing home sales in the West dropped 7.1 percent in the month of January, according to National Association of Realtors’ data released Monday.
  • Meanwhile, national home sales decreased 4.9 percent month over month.
  • Sales in the Northeast dropped 6 percent month over month, while declining 4.6 percent in the South and 2.7 percent in the Midwest.
  • Home sales were, however, up year over year in all four regions in January.

According to the recent Reuters article, new home builders D.R. Horton Inc and Toll Brothers Inc. are seeing jumps in home buyer demand.

And they’re not the only ones.

In fact, new home builders everywhere are reporting improved home buyer enthusiasm, which has been a great relief to many of the companies after an underwhelming spring home selling season.

Traditionally, that signals that pre-owned home sales will benefit from overall market stability.

Here’s what else the Prince William County home buyer should know about recent trends in the housing market:

  • Interest rates decreased in October to their lowest levels since June 2013
  • In fact, these interest rates are still considered to be at historic lows.
  • The Dow Jones U.S. home construction index increased about 4 percent this year so far. And this increase came after the index already doubled between January 2012 and January 2014.
  • Meanwhile, new proposed rules will allow buyers to buy a home with down payments as low as 3 percent.

The proposed rules are great news for first-time home buyers, who are a key part of any housing market recovery. In fact, some experts believe that the housing market recovery will speed up as soon as more first-time home buyers enter the market.

There is a Town Of Dumfries in Prince William County.  Incorporated on May 11, 1749 it is the oldest town in the Commonwealth of Virginia and was a major tobacco seaport in colonial America.  It is 1.6 miles square with about 5,000 residents.  A significant amount of residential land around the town is named Dumfries. but is not an incorporated city even though it has a population in excess of over 40,000 people.

In Virginia, unincorporated areas are governed by the county of residence – in our case it is prince William County which provides police,fire, schools, libraries, parks, water, sewer and any other service normally provided by an incorporated city or town.  Each magisterial district in the county elects a member to the County Board of Supervisors
